Filters on this page: Acres, Max tax value, Building, Min buildable, Mostly buildable, Has road frontage, Max in flood zone, Town limits, Hide government and utility land, Owner lives.

Use this when you know what you buy and want the map to show only the parcels that fit.

Set the filters

Open a county on the map.
Click Filters at the top of the left panel.
Set the filters at the top of the panel first. These are the ones most buy boxes use:
- Acres: drag both handles. Leave the right one at Any for no upper limit.
- Min buildable: the least buildable land you’d accept, in acres (covered counties only).
- Mostly buildable: on, if you want at least 60% of the land buildable (covered counties only).
- Has road frontage: on, to leave out landlocked parcels (covered counties only).
- Building: None for raw land, Has one for tear-downs and occupied lots.
- Hide government and utility land: on. It’s on by default.
Open the groups below (Land and water, Town and land use, Owner, Sales) for the rest. Each one lists what it filters on.

The map and the list update as you change a filter. The count at the top says how many parcels fit.

Check what was left out

Some parcels can’t be checked for a filter. For example, a county that hasn’t been measured for flood and slope yet has no buildable acres, so Min buildable can’t say yes or no.

Parcels like that are left out, so you never see a parcel that only might fit.
Under the count, the panel lists how many were left out for each filter and why.
Turn on Include unknown to bring them back. Use it when a county is only partly measured and you’d rather check by hand than miss a parcel.

A filter that a county can’t use at all (for example Max sale $ / acre in a county that publishes no sale prices) is greyed out with the reason next to it.

See the filter on the map

Most land and water filters have a matching map layer. Turn it on from Layers on the right to see the flood zones, wetlands or roads the filter reads. The filter reference lists which layer goes with which filter.

Save the buy box as a view

Open the Saved tab on the left.
Under Starter views, click Copy on the one closest to your buy box (Off-market land buyer, Builder lots or Timber).
Name it, for example 5 to 50 acres, buildable, on a road. Under Also save layer, tick any map layers you want to come back with it. Click Save.
Change the filters to match your buy box.

Your views stay on the Saved tab, each with a count of what’s new since you last opened it. Opening a view sets the same filters in the county you’re in, so one buy box works across counties.

Clear filters

Click the × on a filter’s chip above the list to clear just that one.
Click Reset at the top of the Filters panel to go back to the defaults.

Words used on this page

Buy box: The set of rules a parcel has to meet before you'll look at it: size, price, how much is buildable, frontage, zoning, owner and so on. In Acresift, your filters are your buy box.
Buildable acres: The parcel's mapped acres minus the parts in the FEMA 100-year flood zone or floodway, mapped wetland, open water, and ground steeper than 15%. Each spot is only taken out once, even where two of these overlap.
Tax value: The county's assessed value, used to set property tax. It is set on the county's schedule, often years apart, and is not what the land would sell for.
